Our current loan products are well-suited for both new and experienced investors. Our core offerings focus on great deals that do not exceed the FHA cap for the location of the property. However, we understand that many investors are looking for higher LTVs, lower rates, and less stringent requirements on things like baseline inspections, tax impounding, and licensed contractors. For these reasons, we’ve expanded our loan products.

As long as your property fits within the following criteria we will most likely be able to work with it.

  • Non-Owner-Occupied Properties

  • The loan amount will not exceed FHA cap for the area

  • Residential 1-4 units

  • Properties with 5 bedrooms and 3 bathrooms or less

  • Properties with 2800 SQFT or less

  • Properties with a lot size of ½ acre or less

Best Terms Available:

  • Up to 90% of purchase price

  • Up to 100% of rehab costs

  • Up to 75% of ARV

  • Rates as low as 8% for well-qualified investors

Keep in mind, the terms you may qualify for depend on factors like your experience (first-times qualify); credit score (no minimum); and the value of the deal itself. Investors with more experience, better credit and great deals will qualify for more favorable terms.
